What does Ejar do?

Ejar is the government-backed rental network. A broker licensed on it creates the contract, and landlord and tenant approve it. An unregistered lease is hard to enforce if there is a dispute. Registration fees are normally a landlord or broker cost, so query it if you are asked to pay.

Which districts do expats choose?

  • Riyadh: Al Olaya and Al Malqa for the centre and north, Hittin for newer housing, and the Diplomatic Quarter for a quieter setting.
  • Jeddah: Al Shati, Al Rawdah and Al Zahra, and Obhur for the coast.
  • Khobar and Dhahran: Al Aqrabiyah, Al Rakah and Corniche-side areas.

What should I check before signing?

  • How rent is paid. Six-monthly or annual payments are common.
  • Air conditioning condition and who services it.
  • Whether water and electricity meters are shared.
  • The notice period for leaving or renewal.

A freeze on rent rises in Riyadh was announced in September 2025. Confirm how it applies to your contract within Ejar. Once you move in, transfer the electricity account through the Saudi Electricity Company.

Common questions

Do I need an Iqama to rent an apartment?

Generally yes, because registering on Ejar uses your Iqama and Nafath verification. Short-term serviced apartments are easier to book before it arrives.
